  • Clean outdoor condensers – leaves, grass, and mold can all build up around your system’s outdoor condenser units, reducing air flow and forcing your HVAC to work harder. Your technician will thoroughly clean the coils and vents, straighten and secure any loose or bent coils, and clean the entire condenser cabinet.
  • Change air filters –  your national HVAC provider will change your air filters during your regular maintenance, but depending on the type of business you operate, you may need to change them more frequently. Having a regular maintenance plan can help monitor your filters and identify the optimal frequency. 
  • Clean indoor parts – the system’s control panel, blower fans, evaporator coils, and inside vents all accumulate dirt and pollutants and need to be regularly cleaned.   • Check refrigerant levels – your technician will check the system for any refrigerant leaks and repair them before charging the system with the proper levels of refrigerant per the manufacturer. Remember, too high of refrigerant levels can be just as problematic as too low, so it’s important to have this task regularly completed by an experienced commercial HVAC technician. 
  • Clear drain lines – accumulation of algae is the most common problem with condensation drain lines. Your technician will check lines for proper drainage and may apply an algaecide. 
  • Check belts and pulleys – rubber belts deteriorate faster than metal components on your system. Your technician will check these moving parts for cracks, wear, and proper tension. Belts that are showing wear should be proactively replaced before they break and cripple your system. 
  • Check electrical connections – loose electrical connections can be difficult to detect until they detach and cause your system to quit working. A technician will inspect, clean and tighten all electrical connections during your spring checkup.
